Who Collects the Rent and Pays the Bills? There are a number of ways to approach these tasks.
- The Property Manager can both collect the rent and pay all the bills.
- These tasks can also be split depending on the cash flow of the property. The Property Manager can interface with the Tenants and Oversee the property and remit funds to the Owner, who then takes responsibility for paying the bills.
Who Chooses the Tenant & How Long does it Take?
- Selecting a tenant is team work between Property Manager and Owner. It's an important decision and must be done cautiously. The process can be quick or long depending on price, location and condition of the property, and market conditions.
What Criteria is Used to Select a Tenant & Who Makes the Final Decision?
- Each prospect completes a Tenant Application which is thoroughly reviewed and verified. If the prospect passes this review, we order a Credit Check plus an Eviction History.
- All information is thoroughly reviewed, questioned, and understood in an effort to evaluate the reliability of the prospective tenant.
- The Property Manager shares all information with the Owner, who ultimately makes the decision on which tenant to accept.
