Jackie Caddel Hoyt has been managing residential and small commercial properties for the past 30+ years. Her breadth of experience and depth of knowledge will be an asset to you in building the wealth of your investment portfolio. Small investment properties are defined as condos and townhomes, single family residences, duplexes and four-plexes, and small apartment buildings, as well as stand alone, single and multi-use commercial buildings. This level of property has been the focus of Jackie's interest and passion throughout her real estate career. She is particularly good at renovating buildings with sizeable deferred maintenance, rebuilding their integrity, and re-populating them with solid tenants that produce positive results for owners, tenants, the neighborhood and community.
Management Fees are based on the number of units, location, and complexity of the task. Fees range from $50 - $150 per unit. Rental Fees are separately assessed at 4% - 6% of the gross leasehold.

Repair Services are contracted through home warranty companies or independent home repair specialists. Costs will vary depending on the job and trade. Preventative Maintenance inspections are conducted during unit turnover at no cost or one time per year at a cost of $100.
